Asset management
We work closely with our clients to keep a constant review of the performance of their asset. Whether that be a single-let or multi-let, our team are always looking to grow value for our clients either through a range of strategies such as lease renewals, lease re-gears or any other opportunities available.
Financial administration
Our team of client accountants work on behalf of each client to ensure full financial control. This includes dealing with collection of rent, service charge, insurance and any other occupational led liabilities. All funds are held within our client account which is insurance protected and operated in accordance with the regulations set out by our professional body, the Royal Institution of Chartered Surveyors.
Service charge administration
The Brown & Lee team focus on providing an excellent service-led approach to the day-to-day management of commercial property, for not only the landlord but also the occupational tenant and any other users.
The service charge work consists of preparing service charge budgets, income collection, year-end service charge certification, and issuing of any tenant balancing charges or credit.
We also ensure you are up to date with all the legislation changes and that your assets are complying with the relevant Health and Safety regulations.
Facilities Management
We provide day-to-day management for the overall tenant occupation experience and understand the importance of tenant relationships and retention.
This is ensured through implementation of PPM surveys, regular maintenance contracts, ensuring full compliance with Health and Safety requirements, energy efficiency and sustainability, asbestos management and supplier management.
