Valuation
We have five RICS Registered Valuers, each with an average of 15 years’ post qualified experience. We use our market knowledge, expertise, wider property network via the Commercial Property Network and market leading data to provide informed valuation advice.
Finance and Loan Security Valuations
We are approved panel valuers to the most established and trusted global banks and lenders, as well as providing advice to specialist lenders and challenger banks.
Lease Advisory Advice
In tandem with our lease advisory and building consultancy teams, we are well place to provide pre-negotiation valuation advice. Whilst we always advice that professional advice is sought, we are also respectful that some clients like to deal with their tenants directly and a pre-negotiation report will often help to focus those discussions.
Pension Fund Valuations
We are panel valuers for three UK leading SIPP and SASS providers, as part of our association with the Commercial Property Network. We are familiar with the specific reporting requirements of pension funds and regularly undertake valuations to help individuals and companies administer and crystallise pensions.
Portfolio and Asset Management Reviews
We have contacts, expertise and experience undertaking complex portfolio valuations. As a member of the Commercial Property Network, we have access to the largest association of SME surveying firms in the country (if not the world) with access to 500+ professionals with 55 offices throughout England, Ireland, Scotland and Wales. Between us, the member firms manage over 7 million sq ft of commercial property. As a result, our deep rooted local expertise, we are well place to provide valuation advice pursuant to asset management strategies or portfolio restructuring on a national scale.
Accounts, Taxation and Assets Valuations
We have a local network of accountants, solicitors and independent financial advisors. We regularly complete capital gains tax (CGT), financial reporting, stamp duty land tax (SDLT) and inheritance tax (IHT)) valuations for a range of property types primarily commercial, healthcare and residential.
Charity Assets
Upon disposal or sale of charity interests in land, the trustees are required to commission an independent property advisor to provide a Designated Advisors Report (DAR). This was formerly known as a Qualified Surveyors Report (QSR). A DAR differs from a valuation report providing guidance on a number of different factors such as marketing strategies and steps which could be taken to enhance values. Disposal and Acquisition of Freehold and Leasehold Interests
In tandem with a designated agency team, we regularly provide valuation advice for negotiation purposes. Our local market includes a number of unique leasehold interests such as those with the Garden Cities. Consequently, we have a wide variety of experience providing advice to freeholders and leaseholders to assist with negotiations.
Expert Witness and Dispute Resolution Submissions for Tribunal or Court
We regularly undertake Expert Witness reports for court or tribunal. We have experience with dealing with property professionals and providing advice to adhere to strict timetables and provide Expert Witness advice in accordance with the RICS practice statement and guidance note.
Probate and Marital Dispute Valuations
In tandem with our experience of completing Expert Witness valuations, we are often approached by our network of local solicitors to provide independent and transparent valuation advice for probate and matrimonial dispute purposes, often as a single joint expert valuer.
Residual and Development Appraisal Advice
We act with major lending institutions and local developers in providing feasibility and development appraisal advice. This may be in order to realise planning gains or achieve best value to affect a sale. In tandem with our in-house letting and sales agents, and established property developer and investor contacts, we can provide independent and transparent property advice.
Residential Lease Enfranchisement and Extension Valuations
We undertake specialist valuations in accordance with the Act, acting for both leaseholders and freeholders with subsequent negotiations. Our team maintains strong relationships with local solicitors and has proven track record of achieving our client’s objectives.
